Idarado Legacy,
a project at the east end of the Telluride valley, made six more
Homesteads, or lots, in the Pandora neighborhood available for
purchase in the beginning of December. Homesteads in the Bridal
Veil and Liberty Bell neighborhoods will be made available some
time in late 2005.
Idarado
Legacy consists of 37 home sites that have been carefully placed
within three distinct neighborhoods: Bridal Veil, Liberty Bell
and Pandora. The property extends from the east edge of town to
the entrance of the Pandora Mill site at the base of Bridal Veil
Falls and provides an exciting range of opportunities for new

| Reece Tours High School Math Class » |

In
mid-November, Sierra Reece led Cindy Suplizio’s Telluride
High School business math class on a tour of the Franklin Manor,
a property listed by Affiliates Owner Jim Lucarelli. Suplizio’s
class, made up of six seniors, had just completed a real estate
project in which each student chose a property for sale in the
Town of Telluride. The students then went through the mortgage
process and figured out the mortgage payments for the properties
they chose, as well as other fees and costs associated with buying
a property.
To
conclude the project, Suplizio asked that a member of The Affiliates
show the class a property so that the students would be able to
see first-hand the features that help determine value and distinguish
one property from another. The students were also interested in
qualities that might add to or detract from the property’s
desirability and cost.
After
holding several open houses at Franklin Manor over the course
of the fall selling season, Reece has a high level of familiarity
with the main street B&B and felt it would be a good example
for the students. Zoned commercial, it can be run as-is as a bed
and breakfast or easily converted to a triplex, two features that
caused the students to think creatively as they made their determinations
on whether or not the property fit their hypothetical budgets
and needs.
During
the tour of the Franklin Manor, the students asked several pertinent
questions, including: “What sort of process would I need
to go through with the town if I wanted to convert this property
into a triplex?” and “What has the Telluride real
estate market been doing lately?”
