Idarado Legacy,
a project at the east end of the Telluride valley, made six more
Homesteads, or lots, in the Pandora neighborhood available for
purchase in the beginning of December. Homesteads in the Bridal
Veil and Liberty Bell neighborhoods will be made available some
time in late 2005.
Idarado
Legacy consists of 37 home sites that have been carefully placed
within three distinct neighborhoods: Bridal Veil, Liberty Bell
and Pandora. The property extends from the east edge of town to
the entrance of the Pandora Mill site at the base of Bridal Veil
Falls and provides an exciting range of opportunities for new
residential development close to town. Lots average approximately
2 acres in size (with generous building envelopes), with a few
that exceed 10 acres. Click
here for a site map of the property.
The Pandora
spur of the Idarado Legacy includes 24 Homesteads, eight of which
are set on lots adjacent to the San Miguel River, and many of
which provide views of both Bridal Veil and Ingram Falls. Much
of the property holds mature stands of aspen, spruce, and cottonwood
trees. The residential architecture within Pandora will embrace
a mountain vernacular with “American rustic” and mining
design elements.
According
to the developers of the project, as of December 17 five lots
ranging in price from $1,050,000 to $1,300,000 have sold in Pandora,
and four more are under contract, with four others currently available
for purchase – P10, P12, P14 and P2 – at prices ranging
from $1,125,000 to $1,300,000. The Homesteads currently for sale
are located primarily at the end of Pandora Lane. Utilities along
Pandora Lane are installed, and final paving is scheduled for
Summer 2005.
Chaffin/Light/Hegberg
is implementing the development of Idarado Legacy and the creation
of the new home sites. Chaffin/Light/Hegberg is known collectively
for creating Wildcat Ranch, a conservation-based low-density development
adjacent to Snowmass Village; the Roaring Fork Club, a fly fishing
and golf club near Aspen; and Spring Island, a conservation-based
development in the Low Country of South Carolina.
After
touring the proposed home sites, and given Chaffin/Light/Hegberg’s
past successes, Real Estate Affiliates believes the Idarado Legacy
project is an exciting new addition to the regional real estate
market, particularly for Buyers looking for property near town
that offers a little bit of “elbow room.” Should you
have any interest in the Idarado Legacy, please feel free to contact
us at info@tellurideaffiliates.com
for more information. We’d be happy to update you on the
development’s progress and send you more detailed maps and
availability charts.
