Telluride’s signature mountain tops are beautiful under a blanket
of white, fluffy snow and we’re all looking forward to Thanksgiving
and the ski area’s opening.
The mountain opens this Wednesday, Nov. 24, with Donation Day, a fundraiser
for the Telluride Ski & Snowboard Club. Lift tickets are $24 for
everyone, including Season Pass holders, and all lift ticket proceeds
will be donated to the club. It looks like it’s going to be a
good season and if you’re in town, we’d encourage you to
get out on the mountain if you can.

During
the last week of October, Broker and Owner of Real Estate Affiliates
of Telluride, James F. “Jim” Lucarelli, was one of
a select group of luxury home agents from the U.S, Canada, Mexico
and Great Britain who attended The Luxury Conclave (TLC), an invitation-only
educational and networking event for successful agents seriously
committed to meeting the needs of upper-tier home buyers and sellers.
“The
program was designed to allow those attending to share their own
best practices and to hear from experts in marketing, finance
and the economy,” said Lucarelli, “The objective of
the meeting was to increase knowledge and build competencies in
order to better meet the needs and expectations of affluent buyers
and sellers.”
As
a speaker at the event, Lucarelli was asked to share his experiences
and techniques for differentiating himself as the luxury agent
of choice. He was one of only three speakers on this topic and
his presentation and the marketing materials from Real Estate
Affiliates of Telluride were very well received by those in attendance.

| Sierra Reece Joins the Affiliates » |

Real
Estate Affiliates of Telluride is proud to announce the addition
of Telluride native Sierra Lyn Reece to its team.
Born and raised
in Telluride, Sierra grew up skiing and hiking in the region and
is intimately familiar with all the area has to offer. An accomplished
athlete, she was a member of the Telluride Freestyle Team, and
played volleyball and soccer as well.
After graduating
from the University of Colorado in Boulder with a B.A. in Communication
in 2003, Sierra returned to Telluride in 2004, passed the real
estate broker’s exam and started working with the Affiliates,
hosting open houses at various listings throughout the summer.
She is now
a full-time broker associate, and as the newest member of the
Affiliates team, Sierra brings new enthusiasm and dedication to
the office. In addition to her role as a broker associate, Reece
is currently filling in for Molly Brown as the office’s
manager/receptionist, so don’t be surprised if you find
her wearing many hats.
When she’s
not working, Sierra can be found hiking, skiing or relaxing with
her parents at their Ophir home. Feel free to stop by and introduce

In
examining this year’s county-wide real estate figures from
January through October, sales surpassed those from 2003 for the
same months by $137 million. Total numbers for all transactions
were approximately $443 million in 2004 versus $303 million in
2003, a rise of approximately 31 percent. These statistics correspond
to the 646 transactions in 2004 compared to the 596 in 2003, thus
reflecting the average purchase price as $685,000 for 2004 over
2003’s $508,000.
In terms of
property types, single family residential was the strongest contributing
force, boasting the biggest sales totals so far in 2004 at approximately
$203 million. This was also the strongest property type for 2003,
which totaled almost $138 million between January and October.
The
largest number of transactions were led by vacant land sales.
At this point in 2004, there have been 220 vacant land sales.
Vacant land sales transaction numbers in 2003 were similar to
those in 2004, yet dollar amounts in 2003 trailed 2004 by 32 percent
($113 million in 2004 and $76 million in 2003). This therefore
translates to an overall rise in land values for 2004.
Condominium sales came in behind land and single family residences
with 165 transactions in 2004 totaling $100 million and 135 transactions
in 2003 totaling $71 million.
