With 2005 now another chapter in the history books, the local real estate
market has again set a new record for dollar volume, answering the question
could the banner year we saw in 2004 repeat itself.
According
to Telluride Consulting, 2005 real estate dollar volume in San Miguel
County exceeded the previous year's record $671 million by 17 percent,
with $724.8 million worth of real estate trading hands through 884 sales.
Not only is this an increase in dollar volume, it also represents a
three-percent increase in number of sales over 2004.
The graph
below provides a quick snapshot of the last 10 years worth of real estate
transactions in our county with figures for dollar volume of sales,
number of sales and compound annual growth rate.
The Telluride
Association of Realtors has also published a new, single-page Market
Update summarizing 2005 with an eye to month-to-month comparisons. This
is based soley on transactions recorded in the region’s Multiple
Listing Service. It is posted on our website in The Local Market Section.

In more
immediate local news, the Mountain Village core continues to expand
with construction breaking ground for the St. Regis Hotel. On the topic
of construction, we welcome a new member to our team, Josh Rapaport,
a builder from Fairfield County, Connecticut. Josh is busy obtaining
his real estate broker’s license and we expect he will fit in
quite well with our company’s diverse set of personalized real
estate services.
Dominating the news the past couple weeks has been the debate over the
proposed development of a portion of the valley floor, and a special
election has been set for February 14. We have included a Telluride
Watch article that summarizes the pros and cons of the deal, in
addition to a piece written on the search for a new location for a rec
center in Mountain Village.

At a Fateful Crossroads in the Battle
to Preserve the Valley Floor » |

December brought a blockbuster announcement from the Telluride
Town Council. Contrary to most expectations, court-ordered mediation
had produced a possible settlement with the San Miguel Valley
Corp. in the town’s ambitious bid to acquire the company’s
Valley Floor property by means of condemnation.
Even before all of the terms of the proposed settlement were
released at a special council meeting in the Palm Theatre on
Dec. 14, skepticism was voiced, setting up what is likely to
be a hard-fought campaign for and against the deal leading up
to a special town election in February. At stake in the minds
of many as we approach this crossroads is nothing less than
the future of Telluride.

Rec Center Looking for a New Home » |

Weeks
after the fizzled land deal between Telluride Ski and Golf and
the Mountain Village, elected officials know they want a rec center.
They just don't know where to put it.
"I
think the consensus of the members of the various boards and town
council is that we would like to see a rec center built, and that
we're going to investigate other potential sites," said Phil
Evans, a Mountain Village Town Council and Metropolitan District
board member. The last time the various Mountain Village boards
met was last month, but Evans said nothing has changed in their
thinking. "I
haven't heard anything subsequently that would suggest there's
a different point of view," he said.
