May has been beautiful here in Telluride and everyone's very much looking forward to MountainFilm, Memorial Day Weekend and a busy summer.

June's arrival will bring the Bluegrass and Wine festivals and a new edition of Unique Homes magazine and its annual Elite selections. Jim is one of over 100 featured brokers in Elite 2006, a prestigious group including top real estate professionals from around the globe. Elite 2006 is released with issues of the June/July 2006 Unique Homes and available on newsstands June 13.

The April sales reports have come in from Telluride Consulting and the trends we reported on last month continue. YTD we've seen a record level of dollar volume for San Miguel County with $243.2 million on 243 sales. Condominiums continue to lead the way in both Mountain Village and Telluride with single family home sales not far behind. Interestingly, while 15 homes sold in Mountain Village for a total of $43.7 million, only four have traded in Telluride this year, but the two April sales alone totaled $11,000,000 with one house at $6.9M and the other at $4.1M, $988 and $1,280/sq. ft. respectively. Wow!

New restaurants in old places, old restaurants in new places, two restaurants coming together as one, one restaurant closing down, at least for now, another re-opening after closing down, it’s a menu of change for Telluride’s eateries this spring.

And although details are confidential, it seems to be common knowledge that two of Telluride’s four liquor stores are in spring mating mode.

“We’re in the process of making it happen,” Belmont Liquors owner Aaron Tschetter told The Watch this week when asked about his plans to acquire his competitor across Colorado Ave., Telluride Liquors. “It’s going to happen,” Tschetter reiterated, but said that until the deal is done, he preferred not to disclose details.

The Third Time’s a Charm »

Contract Awarded for Keystone Hill Project

After a year and a half and two prior attempts to find a successful bidder
for the Colorado Hwy. 145 construction project on Keystone Hill, the
Colorado Department of Transportation has awarded the $11 million contract
to Kiewit Western Company of Littleton.

“Basically what happened was the bids we got on our last two attempts to bid
this out were more than 10 percent over an engineering estimate,” said CDOT
spokeswoman Nancy Shanks. “By statute, we have to reject those.”
After each of those bid outs, state engineers went back to the drawing board
to rework the plans. Part of that reworking included shortening the project
by a few hundred yards and reviewing some of the geological procedures. “It
worked well the third time,” said Shanks. “Perhaps that shows the
contractors did a little more research as well.”
