The summer flight schedule is set with flights to Telluride and Montrose from Denver, Houston, Salt Lake City and Dallas; the first four months of real estate sales in 2007 have set a new record for dollar volume; the ski area has revamped its season pass sales to allow more time to purchase early bird passes, but fewer last-minute pass options; and the regional recreation center located in the Silverline project in the Mountain Village core was narrowly approved just last week.

Looking at real estate sales in San Miguel County for the first four months of 2007, it appears that Telluride is once again on track for a record breaking year in terms of dollar volume of real estate sales according to data from Telluride Consulting. In fact, the month of April alone posted a record high for dollar volume of sales ($87.3 million) and 2007 as a whole has recorded $255.9 million in sales through April, the highest YTD dollar volume of sales ever in the first four months of the year.
Generally speaking real estate sales in resorts across the Rocky Mountain region have remained strong and Telluride has kept pace with this trend. Particularly in the high-end markets prices are strong.
The Telluride market set dollar volume records in 2004 ($617.0 million) and 2005 ($724.5 million) but recorded a slight decline in dollar volume and number of sales in 2006, with $681.9 million in sales. Sales through April 2007 are tracking 5% ahead of 2006 and over 7% ahead of 2005 at $255.9 million.
As usual, Mountain Village condominiums lead the way in terms of sheer dollar volume with $50.2 million. Mountain Village homes come in second at $47.6 million while Telluride homes and condominiums, which saw the greatest gains in 2006, together account for $43.6 million. Additionally, the Telluride Association of Realtors Multiple Listing Service currently shows a house listed for $13.5 million in Mountain Village under contract and scheduled to close in early July and this may well set a new sales price record.

Telluride Ski Resort Expands Early Season Pass Sale

In a new pricing structure, The Telluride Ski Resort has expanded its annual early season pass sale and is offering 40 percent savings on adult passes and 70 percent savings on child and junior passes through July 27, 2007, giving Telluride skiers and riders a little bit of extra time to purchase early bird passes.
During the sale adult season passes are $998, children's passes (ages 6-12) are $109 and junior passes (age 13-12th grade) are $159. Also during the sale 6- and 10-day passes are $295 and $450, respectively.
Prices increase July 29 and again on October 1 when regular season rates ($1650 for an adult season pass, $400 for a child pass and $540 for a youth pass) go into effect. For complete details on the sale and to purchase passes, visit www.tellurideskiresort.com.
Passes will not be on sale in the ski company pass offices, but Customer Service will be available Monday through Friday by phone at (970) 728-7517. Passes will not be available at the annual KOTO ski swap either, so be sure to plan ahead.
The 2007-2008 ski season is scheduled to open November 22, 2007, Thanksgiving Day, and close on April 6, 2008.

Rec Center in Mountain Village Now a Reality

Big things happen by little margins. Wilkinson Public Library was approved by voters by just two votes only after a ballot recount broke the tie back in 1997. Following in fine Telluride tradition, Monument Realty's Silverline/Lot 161CR, which will house a Family Adventure Center, has been approved by Mountain Village voters after the official canvassing board in yesterday's election ballot recount found one "yes" vote in the pile of "no" votes - breaking the tie that held the highly controversial project in limbo.
The project has been approved by the Mountain Village electorate with a count of 294-292. "I am surprised, utterly surprised, yet happy," said Mountain Village Mayor Rube Felicelli after Thursday's recount results were announced. "I didn't expect the recount to find something and we did. I hope now all sides can put their differences aside and move forward. There are still a lot of things that need to be finalized on the rec center part of it. I am flabbergasted. I was flabbergasted when it was a tie. There is never a dull moment in this Telluride/Mountain Village region."
Thursday's recount came after a 293-293 tie in the May 22 special election. If the tie remained unchanged after the recount, the project would have failed, and according to Mark Odell, who represents the developer in the project, nobody would have won in a tie.
"I felt overwhelming joy when I heard," Odell said. "I have invested everything I have into this project, personally and financially. I have been working on this the past two years of my life and it is too good to be true. The thing that upset me about a tie is that a tie is never a win. I don't think anybody would have been satisfied with a tie, it doesn't bring closure."
Town clerk Bernadette Ervin took precautions when handling the recount by using two Mountain Village resident volunteers for the recount process instead of the protocol mayor and mayor pro-tem, who both have supported the project in the past. Members of both the Concerned Citizens Group, who oppose the project, and Mountain Village Vitality, supporters of the project, were present during the recount process on Thursday. According to Ervin, the miscounted "yes" vote was found in the stack of "no" votes.
"We found a 'yes' vote in the 'no' pile," she said. "It was inadvertently put into the 'no' pile. The new count is 294 'yes' votes and 292 'no' votes. The [total] ballot count is still the exact same. Lot 161 passes per the election and my office will be taking no other action at this time."
