If life in the Town of Telluride or Mountain Village isn’t for you, then check out some of these great regional towns/subdivisions. You’ll find there’s a little something for everyone if you’re willing to take the time to look.
Deep Creek Mesa
With breathtaking views in all directions including the majestic 14,000-foot peaks of the Wilson Mountain range, Deep Creek Mesa is home to some of the most spectacular developments in the Telluride region. Located northwest of Telluride, it is accessible by the historic Last Dollar Road which begins approximately 5 miles west of Telluride.
Filled with meadows, streams, trails and wildlife, Deep Creek Mesa’s views, sunny orientation and privacy have helped make its communities Aldasoro Ranch, Sunnyside Ranch, Diamond Ranch, Deep Creek Ranches and Gray Head some of the most desirable communities in the area.
Home prices range from $1,985,000 to $12,900,000. Vacant lots are still available for purchase with prices ranging from $789,000 to $2,100,000 for lots 10 acres or less and from $2,475,000 to $5,000,000 for 35+ acre lots.
Located in the eastern portion of the Telluride Valley, Idarado Legacy is a new development of modern-day homesteads. With amazing views of Bridal Veil and Ingram Falls, two of Telluride’s signature landmarks, Idarado Legacy offers 37 homesteads on 120 acres.
The lot sizes range from .75 acres to 15 acres and are located in one of three neighborhoods named for the historic areas in which they are located: Liberty Bell, Pandora and Bridal Veil.
Lot prices range from $1,300,000 to $3,100,000.
The Norwood Department of Commerce calls their town a “Cozy Cowboy Town with Year-Round Outdoor Fun.” While towns like Telluride and Ridgway have moved away from their old western roots, Norwood has retained its pastoral charm.
At 7,000 feet, Norwood maintains a milder climate than Telluride, but that does not take away from the explosive views in every direction, the La Sal Mountains to the west, the Uncompahgre Plateau to the north, the San Juan and San Miguel Mountains in the east, and Lone Cone Mountain to the south.
In and around Norwood, prices for homes start around $200,000 and can reach over $5 million for a 400+ acre ranch located just 10 minutes to town. Land can be found for just $50,000 for a smaller lot, and over $2 million for hundreds of acres.
Located on Turkey Creek Mesa, the Telluride Ski Ranches is a heavily treed subdivision consisting of 1- to 2-acre home sites with striking vistas and seclusion. With its entrance situated just south of Telluride, homeowners find themselves minutes from the ski area, Mountain Village and the Town of Telluride. Complete with well-maintained, paved roads, the Ski Ranches are easily accessible year round.
Homes in the Ski Ranches range in price from just under $ 1 million to $5.9 million with a few vacant lots are still available for building the home of your dreams. Lots are priced between $425,000 and $575,000.
Located just 45 minutes from the Town of Telluride and 30 minutes from Montrose, Ridgway is a bustling community nestled in a valley below the Sneffels Mountain Range with the Uncompahgre River running through its center. This cowboy town is within easy commuting distance to Telluride, and has grown to offer a rich selection of shops and restaurants and an intriguing alternative to Telluride or Mountain Village.
New condominiums and town homes are being constructed within walking distance to the town center and range in price from $300,000 to $500,000. Single family residences range in price from $250,000 for a 1,000sf home in town to close to $2 million for a 50 acre ranch 15 minutes from town in some of the finest country anywhere.
National Geographic describes Rico, Colorado as follows: “It could be the next Telluride, but for now this tiny mountain town likes its edges rough.” Located 45 minutes south of Telluride, Rico has strong mining town roots. Located in between the Lizard Head Wilderness Area and the Town of Dolores, the Rico area wildlife and beauty are remarkable and, with a new public hot spring in the works, Rico is a hidden gem and recent real estate transactions are proving that Rico might be the next boomtown.
Homes in the town of Rico are still very reasonably priced, ranging between $200,000 and $500,000 for a remodeled 1,000 to 2,000 sq. ft. house.
Hastings Mesa and Wilson Mesa are two of the surrounding mesas offering remarkable views, tranquility and privacy. Silver Pick Road, approximately 8 miles west of Telluride, provides access to Wilson Mesa with available homesites ranging in size from 7 acres to 451 acres and priced at $80,000 to $6,150,000, respectively. Existing homes range in price from $650,000 to $6,500,000.
Hastings Mesa sits above Sawpit, approximately 10 miles west of Telluride, with homesites ranging from $167,900 to $1,300,000 with acreage ranging from 6 to 40, and homes priced between $195,000 and $3,250,000. Solar power and generators are the source of energy on the majority of Hastings Mesa.
